# One side of my garage door is higher than the other

A door that goes up crooked is telling you a cable has come off a drum, and it is one of the few faults that gets rapidly more expensive every time you press the button. Stop operating it and read this first.

When one cable loses tension the door racks in the opening and the rollers start to bind.

## First, stop using it

This is genuinely the important part. A crooked door is not a cosmetic fault, and
unlike most garage door problems it gets worse with every cycle.

Here is why. The door hangs from two cables. When one loses tension, the whole weight
transfers to the other side. The door racks in the opening, the rollers on the slack side
start to bind against the track, and the track itself begins to deform. Every further
operation bends more track, and can pull a roller out of the track completely, at which
point you have gone from a cable job to a cable, track and possibly panel job.

Pull the release cord, leave the door where it is, and diagnose from there. If the door
is up and crooked, do not walk under it.

## Cause one: a cable has jumped off the drum

Far and away the most common. The lift cable spools into a grooved drum at each end of
the torsion shaft. If the cable goes slack at any point — typically because the door
came down onto an obstruction, or was closed onto something, or hit the floor unevenly
— the cable can unseat from its groove and jump off.

The tell is a cable that is visibly loose, hanging in a loop, or wrapped over itself on
the drum instead of sitting neatly in the spiral. The other side will look normal.

The repair is re-seating the cable and re-timing the drums so both spool identically.
The re-timing is the part that requires a technician: the torsion shaft has to be
unwound, the drums released, both cables tensioned equally, and the spring re-wound to
the correct turn count. Doing that with the spring still loaded is how people get hurt.

## Cause two: drum timing has drifted

Related but distinct. Both cables are on their drums correctly, but one drum has
slipped on the shaft — usually because the set screws were not torqued properly at
install, or have loosened over years of vibration.

The symptom is subtler: the door does not hang visibly crooked at rest but goes up
progressively out of level, worst at the top of the travel. You often hear it before you
see it, as a rubbing or scraping from one side.

Fix is the same procedure — unwind, re-time, re-tension, re-wind — plus
properly torqued set screws, and a look at whether the shaft has been scored where the
screws have been slipping.

## Cause three: a cable has snapped

Unmistakable when it happens. There is a bang, one corner of the door drops sharply,
and the door sits at an angle wedged in the opening.

Cables are galvanised steel and they fail from corrosion and fatigue, usually at one of
two points: right at the bottom bracket where water sits, or where the cable turns onto
the drum and flexes on every cycle. A cable that has snapped at the bottom bracket almost
always means there is rust in the bottom section too, which needs looking at while the
door is apart.

Always replace both cables. They are the same age, same environment,
same number of cycles. Fitting one new cable against one aged one gives you unequal
stretch and puts you back here in a year.

## Cause four: the bottom bracket has pulled

Less common, more serious. The bottom bracket is the fitting at each lower corner where
the cable attaches to the door. It carries the full lifting load on that side, and it is
bolted into the bottom section — which is the section that sits on a damp concrete
floor for twenty years.

If corrosion has weakened the steel around the bracket, the bracket can start to pull
through. The door goes crooked because that corner is no longer being lifted from where it
should be.

Bottom brackets are also under permanent spring tension, which is why they carry a
warning label. They are not a component to unbolt out of curiosity.

This is the one case where the answer may be a new bottom section rather than a repair.
If the steel around the fixing has gone, there is nothing sound to bolt into.

## Things that look like this and are not

- The door is level but the gap along the floor is uneven. That is
usually a settled or out-of-level slab, not a door fault. A wedge-profile bottom seal
takes up the difference.

- The door is crooked only when closing, never when opening. Look at
the photo-eyes and the tracks for an obstruction on one side.

- The door racks and there is a loud bang at one point in the travel.
Often a bent track section or a roller that has lost its bearing, rather than a cable.

## What a proper repair covers

Re-seating a cable and calling it done is a patch. When we take a crooked door apart we
are looking at the whole load path, because a cable does not usually come off for no
reason:

- Both cables, replaced as a pair, correct length and gauge for the door height.

- Drums re-timed and set screws torqued to spec, shaft checked for scoring.

- Bottom brackets inspected for corrosion and pull-through.

- Tracks checked for the deformation caused by however many cycles it ran crooked, and
straightened or replaced.

- Rollers checked — a bound roller often has a flat-spotted or seized bearing
afterwards.

- Spring balance re-tested, because the drums have been off.

- Safety reverse re-tested before we leave.

And crucially: finding out why the cable went slack. If the door was closing
onto something, or the floor is out of level, or the down-force setting is high enough to
keep driving after the door lands, it will happen again.

# Opener hums but the door doesn't move

A hum means power is reaching the motor. What it cannot do is turn the drive.

## What the hum tells you

A hum is good diagnostic information. It means the outlet is live, the logic board is
working, the safety circuit is satisfied and the motor is energised. Everything electrical
upstream of the motor is fine.

What it cannot do is convert that into movement. So the fault is between the motor and
the door, and there are only four realistic places it can be.

## Rule out the free one first: the trolley is disengaged

Ten seconds, no tools. Look at the rail above your head and find the trolley —
the carriage that the door arm bolts to. The red release cord hangs from it.

If somebody pulled that cord during a power cut, or a child swung on it, the trolley is
disconnected from the chain or belt. The motor runs, the chain moves, and the trolley sits
there doing nothing. The hum you are hearing may even be accompanied by the chain visibly
travelling.

To re-engage: close the door fully, then either pull the release cord toward the door
opening, or simply run the opener — on most units the trolley clicks back into the
chain carriage as it passes. If the chain moves and the door does not, this is almost
certainly your fault and it costs nothing.

## Cause two: a broken spring (and this is the most common)

If the trolley is engaged and the motor is humming under obvious strain, go and look at
the springs.

The opener is not designed to lift the door. The springs do that. A half-horsepower
opener produces nowhere near enough force to raise 200 pounds of steel unassisted, so when
a spring breaks the motor tries, fails, and either hums against a load it cannot shift or
trips out on its force limit.

Look above the door for a torsion shaft. A broken torsion spring shows a clean
two-inch gap in the coil — it is unmistakable once you know to look. For extension
springs, look along the horizontal tracks for a spring that is visibly separated or
hanging loose.

Stop using the opener. Every attempt puts the full load through the
gearbox, and the way an inexpensive spring job turns into an expensive one is somebody
pressing the button eight more times to see if it will catch. Pull the release cord and
leave the door alone.

And do not try to lift a door with a broken spring by hand beyond checking. It is the
full weight, unassisted, and it will come down.

## Cause three: a stripped drive gear

Very common on chain-drive openers past about ten years, and particularly on the
Chamberlain and LiftMaster platform, where the main drive gear is a nylon component
meshing with a steel worm gear on the motor shaft.

Nylon against steel is a deliberate design choice — the gear is the sacrificial
part, cheaper to replace than a motor. It wears, and when the teeth finally strip the
motor spins freely while nothing downstream turns.

How to confirm: the hum sounds unloaded rather than straining, and
the chain or belt does not move at all. If you take the light cover off, you will often
find a fine white or grey nylon powder inside the housing. That dust is the diagnosis.

A gear and sprocket kit is an inexpensive part and a routine repair, typically well
under the cost of a new opener. Worth doing on a unit under about fifteen years old. On
an older opener with no rolling-code security and no soft-start, replacement is often the
better spend.

## Cause four: the capacitor

The start capacitor gives the motor the initial kick it needs to begin rotating. When
it fails, the motor is energised but cannot start turning, which produces a characteristic
low continuous hum and, after a while, a hot smell.

How to tell it apart from a gear: a stripped gear lets the motor spin
freely and sound unloaded. A failed capacitor means the motor does not turn at all —
the hum has a dead, stalled quality to it. Sometimes a stalled motor will start if you
give the chain a nudge, which effectively confirms it.

Unplug the unit if you suspect this. A stalled motor draws heavily and gets hot.

This is the one on the list not to attempt yourself. Capacitors store charge after the
power is disconnected and can discharge through you. They need bleeding off safely before
anything is touched.

## A quick decision tree

- Chain moves, door does not → trolley disengaged. Free fix.

- Motor strains, chain barely moves or not at all, gap visible in the
spring → broken spring. Stop using the opener.

- Motor spins freely, chain does not move, nylon dust in the housing
→ stripped drive gear.

- Motor does not turn at all, dead hum, hot smell → capacitor.
Unplug it.

In every case except the first, the door itself can still be operated manually. Pull
the release cord, lift it by hand, and you are not trapped while you sort out the
repair — unless the spring is the broken part, in which case leave it closed and
call somebody.

# The twice-a-year service most people never do

Forty minutes twice a year prevents most of what we get called out for at midnight.

## Do these in order, because the order matters

The balance test comes first, and not for arbitrary reasons. If the door is out of
balance, every other item on this list is cosmetic — you would be lubricating and
tightening a system that is fundamentally loaded wrong. Find that out before you spend
thirty minutes on the rest.

Total time is around forty minutes the first time and closer to twenty once you know
where everything is. Do it before the first freeze and again in spring.

## 1. Balance test (five minutes, most important)

- Close the door.

- Pull the red release cord to disconnect the opener.

- Lift the door by hand. It should take moderate, even effort throughout.

- Stop at about waist height and let go.

Pass: it stays put, or drifts very slowly.

Fail, drops: springs have lost tension or one has broken. Stop here
and call somebody.

Fail, flies up: over-wound springs. Also stop. An over-sprung door
can fly open hard and it stresses the opener on the down cycle.

Fail, feels heavy or catches: could be springs, could be a binding
roller or a bent track. Note where in the travel it catches — that is useful
information for whoever looks at it.

Re-engage the opener when you are done. Never pull the release with the door open.

## 2. Look at the springs and cables (three minutes)

Do not touch anything here. Look.

- Torsion springs: a gap in the coil means broken. Look for rust,
and for coils that appear stretched apart compared with the rest of the spring.

- Extension springs: check for a safety cable running through the
centre of each. If there is not one, get one fitted — it is a few dollars and it
is the difference between a broken spring and a projectile.

- Cables: follow each one from the bottom bracket up to the drum.
You are looking for fraying, kinks, broken strands, and rust at the bottom bracket where
water sits. A cable with visible broken strands is on borrowed time.

- Drums: the cable should sit neatly in the spiral groove, not
overlapping itself.

Photograph anything that looks wrong. A photo of the spring gap or the frayed cable
tells a technician more over the phone than a paragraph of description.

## 3. Hardware (ten minutes)

A year of vibration backs off fasteners. Go round with a socket set.

- Hinge bolts between sections.

- Roller bracket bolts.

- Track mounting brackets, and the lag bolts holding the vertical track to the
jamb.

- Opener rail mounting and the header bracket.

- The bolts on the opener's door arm.

Snug, not maximum force. Over-tightening strips the sheet metal in the sections, and
then you have a hole rather than a loose bolt.

Two things to leave alone. The bottom brackets at each lower corner
are under permanent spring tension — they carry a warning label for a reason. And
the set screws on the torsion drums hold everything against the spring load. Neither is a
homeowner item.

## 4. Rollers (five minutes)

Run the door up and down once and watch the rollers.

They should turn, not slide. A roller that is skidding along the track has a seized
bearing, and it is dragging rather than rolling — that is friction the opener is
paying for. Check for wobble in the stem and for flat spots on the wheel.

Steel rollers with exposed bearings are what comes on most builder-grade doors and they
are the loudest, shortest-lived component on the door. Nylon rollers on sealed ball
bearings are an inexpensive upgrade and the single most noticeable change you can make to
how the door sounds. If there is a bedroom over the garage, do this.

## 5. Lubrication (five minutes, and easy to get wrong)

Use a lithium-based or silicone garage door lubricant. Not WD-40 — it is a
solvent and a water displacer, and it strips the lubricant that is already in a bearing
rather than adding any.

Lubricate: hinge pivot points, roller stems and bearings (not the
wheel face), the torsion spring coils, the end bearing plates, the centre bearing, and the
opener's chain or screw drive if the manufacturer calls for it.

Do not lubricate: the tracks. Ever. The track is a running surface for
the roller, not a bearing. Grease in the track collects grit and becomes an abrasive
paste. Wipe tracks clean with a rag and a little degreaser and leave them dry. Also skip
belt drives — a belt drive does not want lubricant.

Apply sparingly and run the door a few cycles to distribute it, then wipe any
excess.

## 6. Seals and weatherstrip (five minutes)

- Bottom astragal: the rubber strip along the base. Look for cracks,
flat spots and tears. Close the door and look for daylight along the floor line. This is
the largest air leak on most garage openings and the cheapest thing on this list to
replace.

- Perimeter stop moulding: the vinyl-flanged trim around the jambs
and header. Should touch the door face along its whole length.

- Between-section seals: on insulated doors, check the joints have
not compressed flat.

In Connecticut this is a freeze issue as much as an energy one. A failed bottom seal
lets water under the door, it freezes to the slab, and now the door is bonded to the
floor on the coldest morning of the year.

## 7. Safety tests (five minutes, non-negotiable)

Both of them, every time.

Photo-eyes: close the door and break the beam with a broom handle. It
must stop and reverse fully. Check both sensor lights are steady, both lenses are clean,
and both units are mounted no more than six inches off the floor.

Mechanical reverse: lay a two-by-four flat on the floor under the door
and close it. The door must hit the timber and reverse. A towel does not work as a test
because it compresses.

If either fails and one adjustment does not fix it, stop using the opener until it is
sorted.

## 8. Clean and look (two minutes)

Wash the door face with mild detergent — road salt in a Connecticut winter is
genuinely corrosive, and steel doors rust from the bottom up. While you are down there,
look at the bottom section for bubbling paint, which is rust working from the inside.

Sweep the floor along the door line so grit does not sit under the seal and cut it.

## What to leave to somebody with the bars

Adjusting spring tension. Replacing springs. Removing bottom brackets. Loosening drum
set screws. Anything involving cables under load.

These are not difficulty issues, they are stored-energy issues. A torsion spring on a
standard seven-foot door is wound to somewhere around seven and a half turns, and
releasing that without proper winding bars puts it through your hands.

Everything else on this list is genuinely homeowner work, and doing it twice a year is
the difference between a door that lasts twenty-five years and one that starts costing
money at twelve.

# How to test your garage door safety reverse

Two separate safety systems, two separate tests, and most people only ever do half of one of them. Waving your hand at the sensors proves nothing about the mechanical reverse. Here is the five-minute version that actually checks both.

Photo-eyes sit no more than six inches off the floor. Both indicator lights must be steady.

## There are two systems and they fail independently

Every residential opener manufactured in the United States since 1993 is required to
have two independent entrapment protection systems. People treat them as one thing. They
are not, they fail separately, and each has its own test.

The photo-eye system is a beam across the opening, six inches or less
off the floor. Break the beam while the door is closing and it stops and reverses. This
catches something that is in the opening before the door arrives.

The mechanical reverse watches the force the motor is drawing. If the
door meets resistance on the way down, the opener detects the load and reverses. This
catches something the beam missed — something lower than the beam, or off to one
side of it.

A door can pass one and fail the other. In our experience the photo-eyes are what
people test and the mechanical reverse is what is actually out of adjustment.

## Test one: the photo-eyes

- Open the door fully.

- Press the wall button to close it.

- As it comes down, wave a broom handle or a length of timber through the beam —
not your foot, and not your hand.

- The door must stop and travel all the way back up. Stopping is not a pass. It has to
reverse fully.

If it does not reverse: look at the two sensor units at floor level.
One has a steady light, the other has a light that indicates alignment; the exact colours
vary by brand but both should be on and neither should be flickering. A blinking light
means they are not seeing each other. Nine times in ten this is a bracket that got nudged
by a bicycle, or a lens with a film of dust on it. Clean both lenses with a dry cloth and
adjust the brackets until both lights are steady.

Also check the height. Sensors must be no more than six inches above
the floor. We regularly find them mounted at eighteen inches because it was a tidier place
to put the bracket, which means a small child crawling underneath is below the beam.

## Test two: the mechanical reverse (the one people skip)

- Get a piece of two-by-four and lay it flat on the floor, in the
middle of the opening, under the door. Flat, not on edge — flat gives you the
1.5-inch height the manufacturers specify.

- Close the door with the wall button.

- When the door touches the timber it must reverse and go back up.

A rolled-up towel is not a valid test. Neither is a cardboard box. Both compress, and
the door keeps travelling and never draws the extra current that triggers the reverse.
Use timber.

If it does not reverse, or it stops dead without going back up, the
down-force setting is too high. There is an adjustment on the opener — a screw on
older units, a button sequence on newer ones — and the manual tells you which. Turn
the force down in small increments and retest after each change.

## The critical caveat about force adjustment

If you have to keep increasing the down force to get the door to close at all, stop.
You have a mechanical problem, and turning the force up is disabling the safety system
that is trying to tell you about it.

The opener should barely be working. On a correctly balanced door the springs carry
essentially all the weight and the opener is only overcoming friction and providing
direction. If it needs real force, something is binding: a bent track, a seized roller, a
cable off its drum, or springs that no longer have the right amount of energy in them.

Test the balance before you touch the force setting. Pull the release cord with the
door closed, lift the door by hand to about waist height, and let go. It should stay
roughly where you left it. If it drops, the springs are weak. If it flies up, they are
over-wound. Either way, that is the fault, not the opener.

## The third test nobody mentions: the release cord

The red emergency release cord disconnects the door from the opener so you can lift it
by hand. It matters most during a power cut, which is precisely when you cannot test it
conveniently, so test it now.

- Close the door.

- Pull the red cord straight down. You should hear the trolley disengage.

- Lift the door by hand. It should move smoothly.

- Lower it, then re-engage: on most units you pull the cord toward the door, or simply
run the opener until the trolley clicks back in.

Never pull the release with the door open. A door that is up and disconnected from the
opener is held only by the springs, and if a spring is weak the door comes down hard.

## How often, and what to write down

Monthly is the manufacturer recommendation and it takes five minutes. Realistically, do
it at the two points in the Connecticut year when things change: before the first freeze,
and again in spring. Add a check any time the door starts sounding different.

If you have children, do the two-by-four test regardless of season. It is the one that
catches the failure mode that hurts people, and it is the one most likely to be silently
out of adjustment because somebody turned the force up one winter to stop a nuisance
reversal.

And if the door fails either test and you cannot resolve it in one adjustment, stop
using the opener until it is fixed. Use the release cord and lift it by hand. An opener
with a defeated safety system is worse than no opener.

# Insulated vs non-insulated doors in a Connecticut winter

R-value is the number every salesperson leads with and it is the least useful thing on the spec sheet. What actually determines whether your garage is bearable in January is the construction, the seals and whether the garage is attached.

Polyurethane-cored doors are stiffer and quieter as well as warmer. The stiffness is often what people actually notice.

## What R-value does and does not tell you

R-value measures resistance to heat flow through a material. A bare steel garage door
is around R-0 to R-2. A polystyrene-filled door is typically R-6 to R-10. A
polyurethane-injected door runs R-12 to R-18 or so depending on thickness.

Here is the catch. Manufacturers quote R-value for the section, measured
through the middle of a panel. Your door is not a panel. It is four or five panels with
joints between them, a gap at the top, a gap at the bottom, and gaps down both sides. Heat
does not politely travel through the thickest part.

A well-sealed R-9 door in a properly weatherstripped opening comfortably outperforms a
badly fitted R-16 door with a worn bottom seal and daylight at the jambs. If your budget
forces a choice between a higher R-value and a proper seal package, take the seals.

## Polystyrene versus polyurethane, which is the real decision

Polystyrene is rigid foam board cut to size and slid into the section.
Cheaper. There are inevitably small voids around the edges where the board does not
perfectly fill the cavity, and because the board is not bonded to both skins it adds
nothing structural.

Polyurethane is injected as a liquid and expands to fill the cavity
completely, bonding chemically to the inner and outer steel skins. Higher R-value per inch
with no voids, and — the part nobody mentions in the brochure — it turns the
section into a composite panel. A polyurethane door is substantially more rigid than a
polystyrene one of the same gauge.

That stiffness is what most people actually notice. It resists denting, it does not
flex and rattle in wind, and it is markedly quieter in operation. When customers tell us
their new insulated door "feels expensive", they are describing panel rigidity, not
thermal performance.

## Does it pay for itself? Not in energy alone.

Be sceptical of anyone selling you an insulated door on energy savings. Here is the
honest version.

Connecticut runs somewhere in the region of 5,500 to 6,000 heating degree days
annually, which is a genuinely long heating season. So the physics is on the side of
insulation here far more than it would be in Virginia. But the arithmetic depends
entirely on one question: is the garage heated, and is it inside the thermal
envelope of the house?

Detached, unheated garage. You are insulating a building you do not
heat. The energy saving is approximately zero. Buy the insulated door for the rigidity,
the quietness and the fact that your car is not sitting at ambient, but do not buy it on
a payback calculation.

Attached, unheated garage with living space above or behind. This is
the case that matters, and it is extremely common in Connecticut housing stock. The garage
is a buffer zone. Keeping it ten or fifteen degrees warmer directly changes how much heat
the bedroom above loses through its floor. This is where people actually feel a
difference, and the complaint that prompted the call is usually "the room over the garage
is always freezing."

Attached and actively heated. Obvious case. Insulate it, and do the
walls and ceiling too, because the door is only one surface.

## The parts of the opening that are not the door

If the room above the garage is cold, the door is one of five things to look at, and it
is not always the biggest.

- Bottom seal. A hardened or cut astragal leaves a gap along
sixteen feet. This is the single largest air leak on most garage openings and the
cheapest to fix.

- Perimeter weatherstrip. The vinyl-flanged stop moulding round the
jambs and header. If you can see daylight, it is doing nothing.

- Section joints. Better doors have a tongue-and-groove or
thermal-break joint between sections. Cheap ones butt.

- The ceiling between garage and room above. Very often
under-insulated or, in older Connecticut houses, not insulated at all.

- The door from garage to house. Frequently an uninsulated slab with
no weatherstrip, which is both a thermal and a code issue.

We will tell you honestly when the door is not your problem. It happens often enough
that we ask about the room above before quoting.

## Weight, springs and your existing opener

An insulated door is heavier — often by a hundred pounds or more on a double.
This matters in two ways people discover after the fact.

First, the springs must be re-specified. The springs on your current
door are matched to your current door's weight. Hanging a heavier door on the old springs
gives you a door that is out of balance, an opener that strains, and springs that fail
early. Any quote for an insulated replacement that does not include new springs sized to
the new door is not a complete quote. Ask.

Second, the opener may need looking at. A correctly balanced door
should be liftable by hand regardless of weight, so a healthy opener on a properly sprung
heavy door is usually fine. But an older half-horsepower chain drive that was already
marginal will not enjoy it.

## What we would actually specify

For an attached garage with living space above, in this climate: a polyurethane-cored
steel door, two-inch section if the budget reaches, with a full seal package —
new bottom astragal, new perimeter stop with vinyl flange, and thermal-break joints
between sections. Nylon rollers on ball bearings rather than the steel ones that come as
standard. New springs sized to the finished door weight.

For a detached unheated garage: insulate if you want the rigidity and quiet and can
justify it on that basis, otherwise a good non-insulated door with a proper seal package
is not a compromise. Put the money into the seals and the rollers.

Either way, the seals are not the upsell. They are the part that does the work.

Garage door repair has three features that make it unusually attractive to bad
operators: the customer is usually in a hurry, the failure looks alarming, and almost
nobody knows what the parts cost.

The classic pattern is a very low advertised price — a $29 service call, a $49
tune-up — from a company with a local-sounding name and a call centre somewhere
else entirely. Somebody arrives, finds the springs "unsafe", and the number becomes many
multiples of what was advertised. Payment is often wanted in cash, and the paperwork, if
any, has no registration number on it.

The whole thing is preventable with two lookups and one phone call.

## Check one: the Home Improvement Contractor registration

Connecticut requires most contractors performing residential home improvement work to
register with the Department of Consumer Protection. Registration is not a competence
test — it is not a licence in the trade sense — but it does three things that
matter to you.

It puts the business on a public register with a verifiable number and address. It
gives you access to the Home Improvement Guaranty Fund, which exists to compensate
homeowners who lose money to a registered contractor. And it creates a public complaint
record.

How to check: the Department of Consumer Protection publishes an
online licence and registration lookup, searchable by business name or registration
number. Search for the company. You are looking for a current, active registration in a
name that matches the name on the quote.

The mismatch trick to watch for. Some operators trade under a
marketing name that differs from the registered entity. That is not automatically
sinister, but the two should be traceable to each other, and the entity on your written
contract must be the registered one. If the invoice says one company and the registration
is in another, you may have no access to the Guaranty Fund.

Critically: the Guaranty Fund only covers registered contractors. If
you hire someone unregistered, you have no recourse through it, no matter how badly the
job goes.

## Check two: insurance, and the specific document to ask for

"Licensed and insured" on a website means nothing. It is typed text. What means
something is a certificate of insurance.

Ask for a COI showing general liability and workers' compensation, and ask for it to be
sent directly by the insurance agent, not forwarded by the contractor. A
PDF that has passed through the contractor's hands can be anything. An agent emailing you
the certificate is verification.

Workers' compensation is the one people skip and it is the one that can cost you the
most. If an uninsured worker is injured on your property, in your garage, that exposure
can land on your homeowner's policy. Garage door work involves components under extreme
spring tension and people working overhead. This is not a theoretical risk.

## Check three: the complaint history

The Department of Consumer Protection maintains complaint records against registered
contractors, and they are obtainable. A single complaint on a busy company is noise. A
pattern — multiple complaints describing the same behaviour, particularly around
pricing changing after arrival — is signal.

Also worth two minutes: read the one-star reviews rather than the five-star ones, and
specifically look for whether the complaints all describe the same mechanism. Ten reviews
saying "quoted low on the phone, tripled on arrival" is a business model, not bad luck.

## What the paperwork must contain

Connecticut sets out what a home improvement contract has to include. You want, at
minimum:

- The contractor's name, address and registration number printed on
the document.

- A clear description of the work and the materials.

- The total price, and the payment schedule.

- Start and completion dates.

- Both signatures.

- Notice of your cancellation rights.

Get the price in writing before work starts. Not a verbal number over the
phone, not "somewhere around". A written figure you have agreed to. This one habit
eliminates almost every version of the scam.

## Red flags, in rough order of seriousness

- No registration number anywhere — not on the van, the
website, the quote or the invoice.

- Cash only, or a large deposit demanded up front before any work.

- Pressure to decide immediately, especially framed as safety: "I
can't leave this door in this condition."

- The price changes dramatically on arrival from what was quoted on
the phone.

- Recommends full door replacement for a single failed component
without showing you the component.

- Refuses to show you the old parts they removed.

- No physical address, or an address that turns out to be a mailbox
service in another state.

- Unmarked vehicle and no uniform. Not conclusive on its own, but it
correlates.

# Repair or replace an old garage door?

A single damaged section on a door whose model is still made is a repair, not a replacement.

## Start by discounting the advice, including ours

A new installed door starts around $899 and a typical insulated double lands
considerably north of that. A spring job is $189 to $420. A cable job is $149. You do not
need a degree in incentives to see which conversation a garage door company would rather
be having.

So when anyone — us included — tells you the door needs replacing, the
right response is to ask which specific component has failed, why it cannot be replaced
on its own, and to be shown it. A recommendation that survives those three questions is
probably honest. One that retreats into "it's just old" is not.

## The four faults that genuinely mean replacement

1. Multiple damaged sections. Panels are replaceable individually,
and on a door whose model is still in production it is usually the right call. The
arithmetic turns at roughly two sections: at that point you are paying most of a new door
for a repair that leaves you with mismatched paint and an old top section.

2. The model is discontinued and no section matches. Manufacturers
change profiles. If your door is twenty years old and the section you need has not been
made in a decade, there is no repair to do. We will tell you if a close-enough match
exists, but "close enough" on a street-facing door is a judgement you get to make, not
us.

3. Structural rust at the bottom section. Surface rust is cosmetic
and treatable. Rust that has eaten through around the bottom brackets is not, because
those brackets are where the lift cables attach. That is the highest-stress point on the
entire door. A bottom bracket pulling out of corroded steel under load is genuinely
dangerous. This is the one where we will not do a partial fix.

4. A wood door that has gone at the joints. Delamination and rot in
a wooden door means the sections are no longer dimensionally stable. You can fill it, and
it will move again next season.

## The 50 percent rule, and its exception

The conventional line is that if a repair costs more than half of replacement, you
replace. It is a reasonable default and we use it, with one adjustment: weight the
remaining life of everything you are not fixing.

A $500 repair on a $1,600 door is 31 percent, comfortably a repair. But if that door
is eighteen years old with original rollers, original hinges, a bottom seal that has gone
hard and an opener from the same era, you are not buying a fixed door. You are buying
eighteen months before the next call.

Conversely a $700 repair on a seven-year-old insulated door is 40-something percent
and obviously still worth doing, because everything else on that door has a decade left
in it.

Age of the door matters more than the percentage.

## Faults people think mean replacement and do not

- Door will not open at all. Nearly always a broken spring. That is
a $189 to $420 repair on a door of any age.

- Door reverses before it closes. Almost always the photo-eye
sensors, out of alignment or with a dirty lens. Often free to fix while we are there.

- Door is loud. Worn rollers, dry bearings, loose hardware. A roller
set and a proper service transforms it. Nylon rollers on ball bearings are dramatically
quieter than the steel ones fitted as standard on builder-grade doors.

- Door came off the track. Recoverable in the large majority of
cases. It only becomes a replacement conversation if the sections got bent while
somebody kept pressing the button.

- One side higher than the other. A cable has come off a drum or the
drums have lost their timing. A repair, and not an expensive one, provided the door is
not forced in that state.

- Opener is dead. That is an opener, not a door. $129 upward to
repair, and a new unit is a fraction of a new door.

## When replacement is the better buy even though repair is possible

Three situations where we will lay out the case for a new door without claiming the
old one cannot be fixed.

An uninsulated door on an attached, heated garage. If there is living
space above or behind the garage, an uninsulated steel door is a hole in your envelope.
Connecticut runs somewhere in the region of 5,500 to 6,000 heating degree days a year,
which is a long heating season by national standards. Moving from a bare steel door to a
polyurethane-cored one is a real and measurable change to how that room above the garage
feels in January. It will not pay for itself in energy alone — be sceptical of
anyone who claims it will — but combined with comfort and resale it is a
defensible spend.

You are selling within a year or two. Garage door replacement
consistently reports among the strongest cost-recouped figures in remodelling surveys.
Take those numbers with the usual caution about self-reported industry data, but the
direction is not controversial: it is a large fraction of the front elevation and it is
the cheapest way to change how the house reads from the street.

The door has no safety cables and takes extension springs, and you have
children. We would fit the cables first, which is cheap. But if the door is old
enough to lack them it is often old enough that replacement is on the horizon anyway.

## What to ask before agreeing to a replacement

- Which specific part has failed, and can I see it?

- Is that part available separately? If not, why not?

- What is the repair price and what is the replacement price, both in writing?

- If I repair it, what would you expect to fail next and roughly when?

- Is there a safety reason this cannot be repaired?

Any competent technician can answer all five without hesitating. If the answers get
vague, get a second opinion — and get it from a company that did not just quote you
for a door.

# Torsion vs extension springs: which do you have?

## Telling them apart in five seconds

Stand inside the garage with the door closed and look up.

Torsion. A steel shaft runs horizontally across the wall just above
the door opening, with one or two springs wound around it and a bracket anchoring them
at the centre. Cables run from drums at each end of the shaft down to the bottom
brackets of the door. This is what is on most doors installed in the last twenty-five
years and on essentially every double-wide door.

Extension. Nothing above the opening. Instead there are two long,
thin springs running horizontally back from the top of the vertical track, parallel to
the ceiling and above each of the horizontal tracks. They stretch as the door closes.
Common on older single-car doors and on lighter uninsulated doors.

A handful of doors have neither, usually one-piece tilt-up doors on side-mounted
spring arms. Those are rare now and they are their own conversation.

## How each one actually works

Both systems do the same job: store energy when the door comes down and give it back
when the door goes up, so the opener is only overcoming friction rather than lifting
150 to 400 pounds of door.

A torsion spring stores it in twist. The spring is wound tight around the
shaft, and unwinding turns the shaft, which turns the cable drums, which pull the cables
that lift the door. Because the drums have a shaped profile, the amount of lift per
degree of rotation changes through the travel, and a properly specified system keeps the
door close to neutral buoyancy at every height.

An extension spring stores it in stretch. It pulls on a pulley system that
pulls the cable. Simpler and cheaper. The trade-off is that the force from a stretched
spring is close to linear, so the balance is only really correct at the extremes; an
extension door often feels heavier in the middle of its travel.

## The safety difference, which is the real one

When a torsion spring fails it stays on the shaft. The coil splits, you hear a bang
like a rifle shot, the door drops or refuses to lift, and the broken spring is sitting
exactly where it always was. Dangerous to work on, not dangerous to be near.

When an extension spring fails it is a stretched piece of steel with nothing
restraining it. It becomes a projectile travelling the length of the garage. This is
precisely why safety cables exist — a steel cable threaded through the middle of
each extension spring and anchored at both ends, so a failed spring stays on the
cable.

If you have extension springs, go and look right now for a cable running through the
centre of each one. If there is not one, that is the single cheapest safety improvement
available to you and it is not an upsell — it is a part that costs less than a

## Cost, honestly

Extension springs are cheaper to buy and quicker to fit. Torsion springs cost more
and take longer, because winding one safely requires proper winding bars and a
technician who knows what quarter-turn count the drum needs.

In our area, an extension pair typically lands between $170 and $280 fitted. A single
torsion spring runs $189 to $290; a matched pair, which is what a double door needs,
runs $260 to $420. High-cycle torsion adds roughly thirty percent and buys two to three
times the life.

The reason the gap is smaller than it looks: a torsion system lasts longer and treats
the opener better. A well-balanced torsion door means the opener is doing almost no
lifting, and openers that are not straining last years longer. Some of what you save on
the cheaper spring you spend later on a gearbox.

## Always replace in pairs

This applies to both systems and it is the piece of advice people most often push
back on, because when one spring breaks the other one is visibly fine.

It is fine in the sense that it has not split yet. It is not fine in the sense that it
has done exactly the same number of cycles as the one that just failed, and it is the
same age, same gauge, same steel, same garage. Replacing one leaves you with a new spring
and a spring that is statistically due. Worse, a mismatched pair loads unevenly, which
wears the shaft bearings and pulls the door out of square over time.

The labour is already paid for on the visit. The marginal cost of the second spring
is the part. Do both.

## Should you convert extension to torsion?

Sometimes. The honest test is whether one of these is true:

- You are replacing the door anyway. A heavier insulated door often
needs torsion regardless, and doing it at install costs almost nothing extra.

- Headroom allows it. A torsion system needs roughly twelve inches
above the opening. Low-headroom kits exist but they add cost and complexity.

- The door is genuinely heavy or wide. Any double-wide door is
better on torsion, full stop.

- You keep breaking extension springs. Repeat failures usually mean
the springs are undersized for the door, and converting solves it properly.

If none of those apply and your extension system is balanced and safety-cabled, there
is no reason to convert. Conversion runs several hundred dollars because it is new
shaft, new drums, new cables, new bearing plates and a new anchor bracket. It is a
worthwhile upgrade in the right situation and a waste of money in the wrong one, and any
company that recommends it on every extension door is selling, not advising.

## What never to do yourself

Both types store enough energy to kill. This is not marketing caution; broken-spring
injuries are the main way people get seriously hurt by a garage door.

A torsion spring is wound to somewhere around seven and a half turns for a standard
seven-foot door. Unwinding it without proper winding bars — and screwdrivers are
not winding bars, they bend and launch — releases that in one movement, through
your hands. An extension spring under load will travel the length of the garage if it
lets go.

Diagnose it yourself by all means. Photograph the gap in the coil, count the springs,
measure if you like. Then let somebody with the bars do the winding.

A door swap is usually permitted work. An opener swap on an existing door usually is not.

## The short answer, and then the honest one

For a straight replacement of a residential garage door in a Connecticut town, the
usual answer is yes, a building permit is required, and the contractor pulls it. For
replacing only the opener on a door that stays put, the usual answer is no.

That is the ninety-percent version. The reason it is not the whole answer is that
Connecticut has no county government. The state was one of the first to abolish it, in
1960, and what replaced it is 169 towns and cities each running their own building
department under the state building code. The code is uniform. The interpretation, the
fee schedule, the turnaround and the paperwork are not.

So Newington and Wethersfield sit four miles apart and quote different fees for the
same job. Neither is wrong. They are separate authorities having jurisdiction, and the
code gives them room to read the same paragraph slightly differently.

## What is actually being permitted

People assume the permit is about the door. It is not, particularly. The door is a
manufactured assembly that already carries its own listings. What the building official
is looking at is the opening — the header above it, the jambs either side, the
anchorage that holds several hundred pounds of steel and a spring under enormous
tension to the structure of your house.

A double-wide door on a torsion system stores a genuinely dangerous amount of energy.
The spring anchor bracket in the middle of the header is carrying all of it. If that
header was cut for a wider opening at some point by a previous owner, or if the
anchorage is going into something that was never designed to take it, the building
official wants to have seen it. That is the whole point of the inspection.

Which is why the exemptions run the way they do. Replacing an opener does not touch
the structure. Replacing springs does not touch the structure. Replacing a single damaged
panel in an existing door does not touch the structure. Taking the whole assembly out and
putting a different one in does.

## Where it gets genuinely different town to town

Four things vary and it is worth knowing which one you are dealing with before you
ring anybody.

Fee structure. Some towns charge a flat minimum for a residential
alteration permit. Others calculate from declared job value, typically somewhere in the
region of fifteen to twenty dollars per thousand, with a floor. On a $1,400 door the
difference between those two methods is small. On a pair of insulated carriage-house
doors with new openers it is not.

Turnaround. Over-the-counter same-day issue is common for a simple
like-for-like swap in the smaller towns. The larger departments run a queue. Hartford
and New Britain are busier authorities than Avon or Canton and it shows in the wait.

Whether a same-size swap counts as a repair. This is the one that
catches people. A few departments will treat an identical-size replacement into an
unaltered opening as maintenance rather than alteration. Most will not. Do not assume;
the department will tell you in about ninety seconds on the phone.

Historic district review. This is separate from the building permit
and it is the one that adds weeks rather than days. If your property sits inside a local
historic district, an exterior alteration visible from a public way may need a
certificate of appropriateness from the district commission before the building
department will act. West Hartford, Farmington, Wethersfield, Suffield and Windsor all
have districts. A garage door facing the street inside one of them is exactly the kind
of change a commission exists to review.

## Who pulls it

The contractor should, and if a contractor asks you to pull the permit yourself as
the homeowner, treat that as information about the contractor.

Homeowner permits exist and are legitimate for genuine owner-performed work. Used the
other way — a registered contractor doing the work under a permit issued to the
homeowner — they move the liability onto you and, more to the point, they are
often a sign the contractor's Home Improvement Contractor registration is not current.
Connecticut requires that registration through the Department of Consumer Protection for
residential work of this kind, and it is checkable in a couple of minutes online.

We pull the permit, we schedule the inspection, we meet the inspector. It is included
in the quoted price and it is not a line item you have to think about.

## What happens if you skip it

Nothing, usually, for years. And then you sell the house.

Unpermitted work turns up at closing. The buyer's attorney orders a municipal search,
the search shows an alteration with no matching permit, and now you are retro-permitting
under time pressure with a closing date in the diary. Retroactive permits generally cost
more, and the inspector is looking at finished work he cannot see the back of, which
sometimes means opening something up.

The insurance angle is less clear-cut than people claim online. A carrier declining a
claim purely because a garage door permit was missing is not something we have actually
seen. The closing problem, we have seen repeatedly.

## Rough guide by town

Treat this as a starting point rather than gospel — fee schedules get revised
and the only authoritative source is the department itself. Every one of these towns
publishes a building department phone number and most publish the schedule as a PDF.

- Door replacement, same opening. Permit expected in nearly every
town in our area. Typically issued quickly, often the same day for a like-for-like
swap.

- Door replacement with a resized opening. Permit definitely
required, and the header work will be inspected before the door goes on. Budget for a
second visit.

- Opener replacement only. Generally exempt. A handful of
departments want to know if new circuit wiring is involved, which is an electrical
question rather than a door one.

- Spring, cable, roller, hinge or track repair. Exempt. This is
maintenance and nobody wants a permit application for it.

- Single panel replacement. Exempt in practice.

- New opening cut into a wall. Full permit, structural review, and
probably a drawing. Different conversation entirely.

## The one call worth making

If you want certainty in under five minutes: ring your town building department, say
"I am replacing an existing garage door in the same opening, no structural change, do
you need a permit and what is the fee," and write down the answer with the date and the
name of whoever told you. That is the authoritative answer for your address and it costs
you a phone call.

Usually yes. For a like-for-like replacement it is a single final inspection where the official checks the anchorage into the header and jambs and confirms the safety reverse works. It takes a few minutes. If the opening was resized there is normally a framing inspection before the door goes on as well.

How much does a garage door permit cost in Connecticut?

Most towns in greater Hartford land somewhere between a flat minimum of roughly $50 and a value-based calculation of around $15 to $20 per $1,000 of declared job value. On a typical single residential door that puts the permit in the region of $50 to $90. Your town's published fee schedule is the only figure that binds.

No. Spring replacement is maintenance, not alteration, and no Connecticut building department we work with requires a permit for it. The same goes for cables, rollers, hinges, bearings and photo-eye sensors.

You can, but you should not for contracted work. A homeowner permit puts the code responsibility on you for work someone else performed, and a registered contractor asking you to do it is often a sign their registration has lapsed. # Why garage doors break in a Connecticut cold snap

The first hard freeze reliably produces our busiest week of the year.

## The pattern is real and it is predictable

Every year, the first night that drops below about fifteen degrees, the phone starts
at around six the next morning and does not stop. People assume it is coincidence, or
that cold weather is a convenient excuse. It is neither. Four distinct mechanisms are at
work and they all sharpen in the same conditions.

## One: spring steel gets brittle, and springs are already living on borrowed time

A torsion spring is a consumable. It has a cycle rating — a standard spring is
typically rated for around 10,000 cycles, where one cycle is one up and one down. A
household that opens the door four times a day gets through roughly 1,460 cycles a year,
so a standard spring is at the end of its design life somewhere around year six or
seven.

Cold does not use up cycles. What it does is reduce the steel's toughness. The same
micro-crack that a spring has been carrying quietly through the autumn propagates faster
at twelve degrees than it does at fifty. So a spring that was going to fail in February
anyway fails on the coldest morning instead, and it fails with a bang that people
genuinely mistake for a gunshot.

This is why we say the cold does not break good springs. It finishes off tired ones.
If your springs are seven years old and original, the cold snap is not the problem, it
is the deadline.

## Two: the grease you put on last spring turns to toffee

This one is self-inflicted and extremely common. Somebody sprays a general-purpose
lubricant on the tracks in warm weather, it works beautifully, and then the temperature
drops and the same product stiffens into something with the consistency of cold honey.
Rollers stop rolling and start dragging. The opener sees the extra load and either
strains or trips out on its force limit.

Two rules here and they matter. First, never lubricate the tracks.
The track is a guide, not a bearing surface; the roller is supposed to roll along it, and
putting grease in there collects grit and makes an abrasive paste. Wipe tracks clean and
leave them dry. Second, use a lithium-based or silicone garage door lubricant on the
moving parts only — hinge pivots, roller stems and bearings, the spring coils, the
end bearing plates. Not WD-40, which is a solvent and a water displacer and will strip
out the lubricant that is already there.

## Three: everything contracts, and the door is a big piece of steel

A sixteen-foot steel door contracts measurably across its width when the temperature
falls forty degrees. Not dramatically — but the tolerances at the bottom seal and
along the side weatherstrip are small, and metal that fit correctly in October binds
slightly in January.

Add the part everyone forgets: the concrete floor also moves, and any water that ran
under the bottom seal freezes and bonds the seal to the slab. Now the opener is not
lifting a door, it is trying to peel a frozen rubber gasket off concrete. On a modern
opener the force limit trips and the door stops, which is the safety system working
properly. On an older unit with the force turned up, something gives — usually the
bottom section, sometimes the seal, occasionally the opener's gear.

If the door will not break free, do not hold the button down. Get a kettle of warm
— not boiling — water along the base, or work a plastic scraper under the
seal. Then clear the ice out of the track at floor level so it does not refreeze
tonight.

## Four: the opener is being asked to do more than it was set up for

Openers have adjustable force limits, up and down, and they are set at install time
against whatever the door weighed and how freely it moved that day. Every one of the
three problems above increases the force the opener needs. If the unit was already set
near its ceiling, a cold morning pushes it over.

The temptation is to turn the force up. Resist it. Those limits are the mechanism that
stops the door closing on a child, and they are also the only thing telling you the door
has developed a mechanical problem. An opener that trips out in the cold is reporting a
fault, not causing one.

The correct test takes ninety seconds. Pull the release cord with the door closed and
lift the door by hand. It should take moderate effort and it should stay put roughly
halfway up. If it slams down or shoots up, the spring balance is wrong, and no opener
adjustment fixes that.

## The pre-winter checklist that actually prevents callouts

- Balance test first. Release the opener, lift by hand, let go at
waist height. It should hold. If it does not, the springs need attention before
anything else on this list matters.

- Look at the springs in daylight. A gap in the coil means it is
already broken. Rust, or coils that look stretched apart compared to their neighbours,
means it is going.

- Wipe the tracks dry. A rag and a bit of degreaser. Nothing
else goes in there.

- Lubricate the moving parts. Hinges, rollers, bearings, spring
coils. Lithium or silicone, sparingly, then run the door a few times to work it in.

- Check the bottom seal. If it is cracked or flattened it will let
water under and freeze. It is a cheap part and a five-minute job.

- Sweep the floor along the door line. Grit under the seal is how
seals get cut.

- Test the safety reverse. Lay a two-by-four flat on the floor under
the door and close it. It must hit the wood and reverse. A rolled-up towel is not a
valid test, and neither is waving your hand at the photo-eyes.

- Tighten what has worked loose. A season of vibration backs off
hinge and bracket bolts. Snug, not gorilla-tight.

## What we would fix now rather than in January

If the springs are past six years old and the door is used daily, replacing them
before the cold is straightforwardly cheaper than replacing them at seven on a Sunday
morning in a snowstorm. High-cycle springs — typically rated around 25,000 cycles
— cost roughly thirty percent more than standard and last two to three times as
long. On a door that gets used four or more times a day that is not a premium, it is
arithmetic.

The other one worth doing pre-emptively is the bottom seal and, if the garage is
attached and heated, the perimeter weatherstrip. It is a small job that stops the ice
problem at source.
